Airbnb or Booking.com? It is one of the first questions asked by people who want to list their apartment on short-term rental platforms. The right answer is neither one nor the other individually: the most effective strategy for maximising occupancy and revenue is to be present on both, using the different characteristics of the two marketplaces.

The differences between Airbnb and Booking.com

The two platforms target partly different market segments and have very different operating dynamics. Airbnb: more geared towards leisure tourism, strong for group and family bookings, with a community of guests who value a local and authentic experience. Typical host commissions: 3% (split-fee model). Minimum rating for visibility: 4,5/5. Dispute management is more guest-oriented. Booking.com: stronger in the business segment and for last-minute stays, excellent for hotel-like properties and apartments with self check-in. Commission: 15-18% charged to the manager (the model differs from Airbnb). No two-way rating system. It often generates bookings with shorter lead times than Airbnb.

When Booking.com is better than Airbnb

Booking.com performs better than Airbnb for: properties in areas with strong business tourism (near trade fairs, airports, industrial districts); last-minute stays (Booking's algorithm is very strong for short-term searches); specific international markets (Germany, France, Scandinavian countries, where Booking.com has greater penetration than Airbnb).
