Who can opt into the flat-rate tax
Individuals who rent residential properties outside the exercise of a business activity can opt into the flat-rate tax. The rates: 21% or 26%?
This is the most delicate and often misunderstood point. The rate depends on how you rent and how many properties you manage:
21% โ applies to people who rent directly (without online intermediaries) and to people who rent through OTA platforms (Airbnb, Booking) for the first property used for short-term rentals.
26% โ applies from the second property onwards when an OTA is used as an intermediary. Platforms automatically apply 21% withholding tax as an advance payment; the owner will pay the additional 5% when filing the income tax return.
10% โ agreed rent (not applicable to tourist short-term rentals).
